Red Rock Ranch Homeowners Association Monthly Meeting

The meeting was called to order at 1901.

Minutes of the 11 January 2010 meeting were read and approved unanimously as written on a motion by Fred Lanyon and a second by Bill Martin.


{tab=Treasurer's Report}Treasurer’s Report:

The bank balance is $12,530.93.  To date there have been seven donations from homeowners for a total of $295.00.  There were no expenses and no architectural control fees.  The 2009 Association taxes were filed on 15 February 2010 and no money is due.

The semi-annual newsletter will be completed by the end of this week, according to Editor David Weber.  Several of the board members submitted articles for publication.  Treasurer Bill Martin has an updated mailing list for residents on Red Rock Ranch and will assure that the Tri Lakes Printing personnel have a copy.  He will also purchase postage stamps for mailing the newsletter and the return envelope enclosed for voluntary contributions.  Director Craig Ketels volunteered to contact Tri Lakes Printing about printing the newsletter in a timely manner so it can hopefully be mailed by Wednesday or Thursday (17 March or 18 March 2010).  Several members volunteered to stuff and stamp the envelopes at the Tri Lakes Fire station.

It was noted that the current RRRHOA covenants are due for renewal.  According to article 24 of the covenants, renewal can be up to 20 years with the approval of an agreement of a majority of the lot owners in the subdivision.  On a motion from Craig Ketels and a second by Jim Zalmanek, it was agreed by the board to extend the renewal period for ten years with the approval of a majority of lot owners, as stated in the covenants.  A ballot for that approval will be included in the return envelope that will be mailed with the newsletter.

The RRRHA Board has become aware of a resident with chickens at his property and that resident has been approached first by a neighbor, and next about by Architectural Control Chairman Frank Chuba, which is in line with a written policy about resolving issues on the Ranch.  The resident has been informed that he has a thirty day period to dispose of the chickens before action is taken.

Director Jim Zalmanek suggested that residents be given a choice to be part of a blind mailing list via the internet for urgent and/or time-sensitive messages, such as warnings from the police about potential con artists or suspicious burglaries in the area. At present they can go to the Association website that is kept up to date by webmaster Jase Campbell, but it was felt a faster method would be more helpful.  Director Zalmanek said he would take the responsibility for that program and it will be a subject for the newsletter in six months.

With no further business to conduct, the meeting was adjourned at 2023 on a motion by Fred Lanyon and a second by Jim Zalmanek which was carried unanimously.

The next regularly scheduled meeting will be at 1900 on Monday, 12 April 2010 at the Tri Lakes Cares building, 235 Jefferson Street, Monument, Colorado.
