The meeting was called to order by Acting President Bill Martin at 1901.
The minutes of the 12 May 2008 meeting were read and unanimously approved following a motion by Kelly McGuire and a second by Frank Chuba.
Treasurer’s Report: Bank balance is $14,608.44. Donations to date are $3,825 from 107 residents, which is on schedule judging from past years. Tennis court donations to date amount to $2,045 from 21 residents. Architectural control fees paid to date total $25.00. Expenses total $1,104.27, which includes a $660 payment for two dumpsters. All bills are paid to date and the next pending bill is the liability insurance which is due in November.
Treasurer’s Report accepted unanimously following a motion by Joline Lee and a second by Kelly McGuire.
Architectural Control: Architectural Chairman Frank Chuba reported that he still has not heard from Mr. Warner regarding an El Paso County decision concerning the setbacks on his property.
Roland Harvey of 4750 Red Forest Road submitted a request and plans for an 800 square foot addition to his residence. An El Paso County building permit has been obtained and the Board found no objections to the plans as presented. Permission granted for the addition pending payment of the required fee to the RRRHOA.
Old Business: The “Spring Fling Cleanup” on the weekend of 17-18 May was a success judging from the numerous compliments from residents and the need to obtain a second dumpster which was subsequently filled before Sunday. Thanks to the Board members who donated their time to take two hour shifts monitoring during the hours of dumping.
New Business: Director Joline Lee reported a leak in the drip system at the Association Park. Her husband Ben has tightened all connections, but the leak persists. President Craig Ketels has inspected it and feels he can repair it. Director David Weber has the schematic plans and said he will help with the repairs.
President Ketels, who was unable to attend the meeting, asked Jim Bergeron to raise the question of having three dumpsters for next year’s “Spring Fling Cleanup”, one for each day of the weekend, since the two this year were filled so rapidly. There were no objections, and Treasurer Bill Martin said we might get a break for three days since the original cost for one dumpster this year was $380 and by getting a second one we were only charged $660. The thought of having a dumpster for an autumn cleanup was raised, but no decision was made. Also suggested, but not voted upon, was the thought of having a Ranch-wide garage sale when the dumpsters are in place. The sale would be at individual homes and not at the Park.
There were no new bids on the tennis court, but Director Kelly McGuire did get prices from Home Depot for materials ($500) to refurbish the fence surrounding the tennis court, which can probably be done with volunteer labor. Residents John Novotny and Carl Gusler have provided labor in the past and it was felt that they could be asked with an offer of money for their time and efforts.
Director Joline Lee suggested Hellas Construction be contacted again for a bid on the tennis court since they did bid one year ago with a reasonable offer. It was felt that a major project cannot be started at this time with the limited number of donations so far.
Director Kelly McGuire was tasked with obtaining a new net and crank for the court.
Jim Bergeron was tasked with contacting John Novotny.
Jim Bergeron requested permission to use the Association Park on Saturday, 09 August 2008 for a picnic for the local council of the Knights of Columbus. No one had any objections.
With no further business to discuss, the meeting was adjourned at 1946 on a motion by Joline Lee, seconded by Frank Chuba and carried unanimously.
The next regularly scheduled meeting will be at 1900 on Monday, 14 July 2008 (Bastille Day) in the Tri Lakes Cares building, 235 Jefferson Street in Monument.
